Outer Banks NC Beach House Policies
DEPARTURE CLEANING IS INCLUDED IN ALL WEEKLY RENTAL RATES
You are, however, still required to complete the following before leaving the home:

* Return the air conditioner to 72 degrees or the furnace to 55 degrees.
* Remove all foods from the cabinets and refrigerator.
* All trash must be placed in the receptacles and placed at the curb.
* Replace bed coverings and pillows on all beds.
* Wash and put away all dishes.
* Return all furnishings to original position.
* Turn off all inside and outside lights, and ceiling fans.
* Lock all windows and doors.

If the home is left in a "very dirty" condition the entire security deposit may be withheld.

PACKING SUGGESTIONS
The key word is CASUAL. Most of the restaurants and merchants in the area invite casual attire. As you pack, you might want to include a sweatshirt for moonlight walks, a pair of old sneakers for shelling in the water and a couple of sun visors. Please bring bed linens and towels as these are not provided. If you are unsure of bed sizes please see "About the House" page prior to arrival.

There are several grocery and convenience stores near by. You should be able to find most everything you need on the island.

PROTECT THE HOME FROM DAMAGE / MISSING ITEMS
Please note that you are personally responsible for any damages or missing property which occurs during your stay. Leave furniture and other contents in their original location and condition. The "Guest of Record" will be required to pay for any and all damages which occur during his/her occupancy, not limited to the amount of the Security Deposit.

LOCKED CLOSETS
Ocean Spray has a few owner's locked closets/cabinets for our personal items. Tampering with locked closets will result in a charge to guest's security deposit. Please respect these areas as they are not intended for use.

NOTIFY US OF A PROBLEM
If you discover a problem upon check in, please notify us immediately. This will allow us to respond to the problem as quickly as possible and will also ensure that you or your family is not held responsible. If you wait more than 24 hours to inform us of a problem (with the exception of refrigerator and air conditioning failures), we will assume that the problem or damaged item was a result of your stay. Remember: Call right away - so you won't have to pay.

RESERVATION CANCELLATION
Please carefully review our cancellation policy:

Cancellation by the guest:
If you must cancel your reservation, your deposit will be refunded, less $50, plus reservation fee and taxes, once Ocean Spray has re-booked. Sorry, but money will not be refunded unless, and until, the home has re-rented for the same period, and the new deposit has been received.

OBSERVE THE OCCUPANCY LIMITS
We reserve the right to refuse occupancy if occupancy is detrimental to the property. We do not rent to groups, house parties, etc., only families, couples and responsible adults. The occupancy limit is firm and closely monitored. Occupancy Limits are based on the size of the Ocean Spray septic system and is in effect 24 hours per day.

LOSS OF PERSONAL PROPERTY OR INJURIES
Mr. & Mrs. Trusky assume no responsibility for accidents or injuries to guests, not to loss of personal property. It is the responsibility of each guest to keep the home locked and secured at all times, as well as to watch over the well-being of all members of his/her party. Following your departure, if items have been left behind, there is a minimum $10 service charge to return the items C.O.D. Open windows should be avoided around small children.

FAMILY GROUPS ONLY – NO HOUSE PARTIES:
Beach Break Beach House is rented to family groups only.  NO SORORITIES, FRATERNITIES, GRADUATION GROUPS, CHAPERONED OR UNCHAPERONED GROUPS.  If a group misrepresents itself as a family, we reserve the right to refuse occupancy or have the premises vacated.  All fees paid by said group would be forfeited.

Check-In Time is 3:00 - 5:00 pm.
Check-Out Time is 10:00 am.
